More commercial land along St. Albert Trail proposed

Developer wants to redistrict residential land as commercial

St. Albert residents will have a chance to submit feedback on a proposal to change a parcel of land along St. Albert Trail from residential to commercial.

Landrex Inc. and ISL Engineering and Land Services Ltd. (ISL) will be hosting a drop-in style public house with a presentation on the suggested changes on Wednesday, Sept. 11.

The developer is proposing to make amendments to allow for commercial development of the 5.18-hectare parcel on the northeast corner of St. Albert Trail and Coal Mine Road. Currently it is designated for mixed-use residential development.

Changes proposed include amendments to the Erin Ridge North Area Structure Plan (ASP), Municipal Development Plan and Land Use Bylaw.

ISL community engagement co-ordinator Alexandra Morrison said “market conditions” are behind the decision to switch to commercial development.

“The amendments facilitate the development of commercial uses, similar to those along St. Albert Trail,” Morrison said in an email. “The previous mixed-use development had market interest, but ultimately the developer was unable to construct given market conditions.”

The open house will be held at in the Liberton Room at the Best Western Plus Sept. 11. Drop in is 4-7 p.m. and there will be a presentation at 5:30 p.m.

Morrison was not able to provide information before press deadline on what the developer would be presenting.
