South Riel development too dense for St. Albert

After reading the article in the April 10 Gazette regarding the Averton Development in South Riel, we are very concerned.
 
The area we are most worried about is “the 80 plus unit per hectare density is at least double the mandated density of 40 units per hectare an amount set by the Edmonton Metropolitan Region Board”.  
 
We cannot fathom why the council would support this. As well, when Lyndsay Francis with the city’s planning and development department suggests this is a significant shift from the existing built from within St. Albert, we have reason to be concerned.
 
We understand the density of 40 units a hectare in St. Albert has yet to be built, and that would be a substantial change from the current status.  Even the new areas, such as Jensen Lakes is just over 30 units a hectare.  
 
Current established neighbourhoods such as Lacombe Park is 15 units, Akinsdale is 18 units and North Ridge is 20 units a hectare. Eighty units a hectare sounds ridiculous when compared with those communities. This does not fit at all with the city vision of a botanical environment.
 
We are asking the council and St. Albert citizens to absolutely reject this proposal.
