Housing sales continue strong through early fall

The capital region continues to experience strong activity in the housing market, despite the changes in climate, the Realtors Association of Edmonton reported this month.

"We normally see a decrease in sales and average price when fall arrives," said Greg Steele, president of the association. "The strong market we saw in August continued on into September with surprisingly little to no changes in prices."

Average sales for single family homes in St. Albert rose by almost 7.6 per cent compared to August.

Seventy-one single family homes were sold last month, compared to 66 in August – the same number of houses that sold in September 2013.

The average price for singles last month was $488,044 (up $8,913 from August). In September 2013, the average price was $442,958.

Condominium sales remained the same month-to-month with 14 sales taking place in September. But sales dropped by almost 42 per cent year-over-year, from 24 sales in September 2013.

The average selling price of a condominium last month was $298,036, up $41,387 since August. The average selling price in September 2013 was $258,663.

"There is a false idea out there that people only buy houses in the spring and summer," said Steele. "People buy and sell their houses when the time is right for them."

Edmonton sales

The average price for a single family dwelling in the Edmonton region in September was $435,584 (down 0.4 per cent from August). Condominiums were down three per cent and sold for an average of $254,494.

There were 2,193 properties listed and 1,568 were reported as sold. Single family sales were up 4.7 per cent at 967, while condo sales dropped down 3.6 per cent at 452.

The average days-on-market for residential properties was 49, the same as August.
