More lands to be serviced for housing in Erin Ridge North

The servicing of lands in Erin Ridge North is moving ahead, as St. Albert-based Landrex Developers is preparing for the next phase of housing developments.

The servicing of lands in Erin Ridge North is moving ahead, as St. Albert-based Landrex Developers is preparing for the next phase of housing developments.

Gisele Sowa, vice-president of residential sales and marketing, said the company plans to make another 171 single family lots available by next summer.

The lots will be mixed in size – ranging from 36 to 50 feet – and offer different amenities, such as backing onto trails or green spaces, she said.

“We may be able to release some of them in the fall,” she said. “But they will be ready for sale for sure by next summer.”

Last week, Landrex celebrated the opening of 81 new single family lots. Twenty-two of the lots have already sold.

Lot prices start between $145,000 and $185,000, with house prices starting at $450,000. She added that the company continued to include smaller lots in its plans, as more young families wanted to move in or remain in the community.

“The affordability is there, which is great … and based on the absorption rates of the current lots, there is a high demand for this size,” she said.

Other new developments in the area include four multi-family, apartment-style buildings by Seymour Pacific Developments. Water’s Edge will offer a total of 264 units consisting of one, two and three-bedroom apartments.

Units range from 580 square feet to 971 square feet with prices ranging from $1,370 a month to $1,495 a month.

Sowa said the first building will be ready for move-in by Dec. 15. Estimated completion of the entire project is expected for March 2014, based on Seymour Pacific’s website.

Another 214-condominium complex next to Costco and Sobeys in Erin Ridge North – Sage Gardens – is slated to break ground in the spring of 2014. Units are 600 and 1,100 square feet in size with prices ranging from $200,000 to $340,000.

The complex will also feature a 3,000 square foot daycare centre for 80 children and a playground in the building’s enclosed courtyard. A physiotherapy clinic will be located in the retail space below the condos.

Sowa added the company also plans for a retirement residence and townhouse project in the area.
