Single-family home sales down from last year

But condominium sales rose by almost 87 per cent compared to April 2012.

Eighty-three single-detached homes were sold last month, compared to 88 a year earlier.

The average selling price for units was $421,227. In 2012 the price was $436,865.

The median price for singles in April was $397,000.

St. Albertans sold 28 condos this April, compared to 15 a year earlier.

The average selling price for a condo was $261,563, with a median price of $268,250.

The report said that average prices for housing in the Edmonton Census Metropolitan Area decreased in April after a surprising uptick in March.

At the time, the Gazette reported that buyers came out early this year due to warmer-than-usual temperatures.

This lowered the number of inventory available to buyers – a trend that continued into April, said the report.

The report added that about 33 per cent of annual sales happen in April, May and June. When listed in April, homes remained on the market for an average of 49 days, compared to 50 days in March.

“The second quarter is the most active time of year for real estate sales,” said Darrell Cook, president of the Edmonton Realtors Association.

“Both buyers and sellers want to complete the transaction before school starts in September and get settled into the new neighbourhood.”
